Since 2003 there has been a large amount of consultation on the future of the Wards Corner site, which has been undertaken by Haringey Council, the NDC and more recently Grainger plc. Below is a summary of the consultation activity that has taken place.

Development Brief Consultation - 2003

NDC preliminary work in consultation with the public

  • On Saturday 1 February 2003 The NDC held a Community Conference Day at the Triangle Children Centre to inform residents of plans for the Wards Corner project.
  • ATIS WEATHERAL carried out a face to face street survey in order establish spread of views from the local population.

Results of public surveys

The key statistics to emerge from the public survey were as follows:

  • 41.3% of all visitors to the Seven Sisters area do so for the purposes of food shopping.
  • The predominance of travel to the Seven Sisters area are by foot, 49.3% or bus 28%.
  • 42.7% of all respondents believe the range of shops and retail services is either poor or very poor.
  • Seven Sisters is believed to have excellent public transport facilities with 85.4% of all respondents stating their satisfaction.
  • Only 18.7% of all respondents believe that local leisure facilities are “good”.
  • 74% of all respondents believe the cleanliness of Seven Sisters Underground station is “poor” or “very poor”.
  • 70.6% of all respondents were dissatisfied with the Seven Sisters Underground station environment.
  • 80% of all respondents believe that crime levels within the Seven Sisters Underground station area were unacceptable.
  • 40% of all respondents felt unsafe during evening hours in the Seven Sisters Underground area.
  • 40% of all respondents singled out Seven Sisters as the area in which they felt most unsafe throughout the High Road (Tescos to Sainsbury).

Traffic/Parking Impact studies

  • ATIS WEATHERAL also carried out studies into the traffic and parking issues associated with the High Road and Seven Sisters. The findings and recommendations can be found here

Development Brief Consultation

  • In July 2003, a summary leaflet was circulated to approximately 12,000 households and businesses in the area.
  • Two public consultations took place during 2003 and 2004 on Haringey UDP.
  • Two drop-in sessions were held, presentations were made and translations of the leaflet was provided. Questionnaires were also made available to the public to allow the community to give their feedback on the Development Brief. The vast majority of responses to the questionnaire indicated support for a comprehensive redevelopment of the site.
  • The development brief was adopted in January 2004.

The UDP Public Enquiry - 2005

  • The UDP public inquiry opened on 12 April 2005 and closed on 13 September 2005. No objection was raised about Wards Corner.

The Conservation Area Character Appraisal

  • The Conservation Area Character Appraisal was the subject of a public consultation between 2 October and 1 December 2006.

The Wards Corner pre planning submission consultation 2007 & 2008

  • In July 2007, copies of a newsletter advertising the Grainger Plan exhibition were sent to 10,132 homes, 1100 newsletters were also sent out by Haringey Council’s local Neighbourhood Office and an advert was placed in the Tottenham Journal and Haringey Independent in the two weeks prior to the July 2007 exhibition and on project website - www.wardscornerregeneration.
  • An exhibition was held on site for the general public on 13 and 14 July 2007. Over 350 residents, local businesses, and other interested stakeholders attended this 2-day exhibition. North London Business attended the exhibition, circulating information providing support to local business and market traders.
  • A separate pre-view presentation was made for Cabinet Members, Ward Councillors, NDC Board Members and Tottenham Partnership Forum.
  • On 6 September 2007 a further presentation was organised for Cabinet Members and Ward Councillors and another consultation event was held with the Tottenham Civic Society on 18 September.
  • In November 2007 an update leaflet was sent to 10,132 homes as well as local business and other stakeholders.
  • The NDC and Grainger has held a number of consultation meetings over the year including a meeting with traders and residents on 3 October and two meetings with local residents, market trader and retailers on 28 November and 12 December 2007. Following these meetings, Grainger made a number of revisions to its scheme including the expansion of the public realm and the street frontage area.
  • A leaflet was sent to 10,132 homes, stakeholders and local businesses giving an update on scheme and inviting people to an exhibition on 29 February and 1 March.
  • A public exhibition was held on Friday 29 February 2008 from 12.00 – 19.00 and Saturday 1 March 2008 from 11.00 – 15.00 at the site. Over 150 people came to the exhibition and it was advertised using the same methods as the previous exhibition as listed above.
  • Updates about the Wards Corner proposals have been included in the NDC’s quarterly WORD magazine which is hand-delivered to every household in the NDC area, placed in local libraries and key agencies. Up to date information on the development is also provided on NDC and Grainger/project websites.
  • The exhibition is now in the Marcus Garvey Library on a permanent basis and will be displayed at various exhibitions over the coming months.
